How do you decide what to offer?

We base it on what the house will be worth after it's fixed up, minus what those repairs will cost us. We'll walk you through how we got to the number so it isn't a black box — and there's no pressure to take it.

What does it cost me to sell to you?

Nothing. No commissions, no agent fees, and we pay all the closing costs. The number we agree on is what you walk away with.

What kinds of houses do you buy?

Any condition, any situation — inherited, foreclosure, divorce, tired-landlord, major repairs, vacant, packed full, behind on taxes. Even houses that wouldn't pass a traditional inspection.

Do I have to make repairs or clean it out?

No. We buy as-is. Take what matters to you and leave the rest — furniture, belongings, whatever. We handle the cleanout and the repairs after closing.

How fast can you close?

As fast as about two weeks if you need it, or on whatever date works for you. You pick the timeline.

Is selling to a cash buyer worth it versus listing with an agent?

It depends on your situation, and we'll be honest about it. If your house is in great shape and you have time for showings and a normal closing, listing it may net you more. If you need speed, certainty, or a house sold as-is without the hassle, a cash sale is usually the better trade. If a traditional sale is genuinely better for you, we'll tell you.
